Know if a rental pays before you make an offer.
Paste a listing and Cashpumpkin shows the real cash-on-cash return, with every cost the listing leaves out, and the most you can pay and still hit your target.
No account. No credit card. Then $9/month, cancel anytime.
A listing shows rent and a mortgage. You also pay for everything else.
Same house, two ways to look at it. Cashpumpkin fills in the costs a listing never mentions, using public data for that ZIP code.

Good to know
Do I need to create an account?
No. Install the extension and your 7-day trial starts right away, with no sign-up, email or card. If you decide to subscribe, you enter your email and card on a secure checkout page run by ExtensionPay and Stripe. You'd use that same email to unlock Cashpumpkin on another computer later.
What happens when the free week ends?
Cashpumpkin asks you to subscribe for $9/month to keep analyzing. Your saved deals stay on your computer either way, and you can still download them all as a CSV.
How do I cancel?
Open Cashpumpkin, go to Your numbers → Your plan, and click Manage or cancel subscription. You can cancel anytime and you won't be charged again.
Where do the rents and tax rates come from?
Public government data: HUD's Fair Market Rents for rent, US Census data for property tax rates, and Freddie Mac's weekly survey for mortgage rates. HUD's rent is on the conservative side, so you can always type in your own.
Does it work with Zillow, Redfin or Realtor.com?
You can paste a listing's text or link from any site. Cashpumpkin reads only what you paste, on your own computer. It never opens, scrapes or overlays listing websites, and it doesn't use their estimates.
Can I get sold comps?
Yes. Paste a page of sold homes you've found and Cashpumpkin reads the comps from your paste, or type in your own.
Which browsers and markets does it support?
Google Chrome (and Chrome-based browsers like Edge, Brave and Arc) on a computer. The built-in data covers the United States.
